- Roof Penetrations - Pipe Boots, HVAC Stacks, Other items sticking out off your roof. This is where 75% of all leaks happen. We will make sure all of these penetrations are sealed, adding new lifetime leak proof solutions where applicable.
- Roof Flashing - When a roof surface meets a wall, a metal flashing is required to keep your roof from leaking. Unfortunately these penetrations are often a cause of roof leaks. After inspecting and sealing flashing that seems problematic we can prevent roof leaks at flashing before they start.
- Shingle Condition - The average shingle in Cleveland, Ohio is going to last 15-22 years, if it does not experience storm damage. Identifying the age and condition of the roof is essential to ensure your roof lasts leak free.
- Seal on Shingles - Asphalt shingles are sealed with a strip at the bottom of the exposure. When these seals fail, there is a greater likelihood that the next storm could cause significant storm damage. We will check the seals, and re-seal and ones we find.
- Granule Loss - This is a naturally occurring thing as a roof ages, but can be indicative of bigger problems. If you have excessive granule loss further investigation is needed.

- Chimneys - are an item that often gets over looked in the maintenance and prevention of leaks. Chimneys have flashing on the sides that touch the roof. During your tune up we will reseal the chimney flashing and take note of any structural issues in the brick or mortar.
- Skylights - are a major source of leaks, that can be avoided. Making sure that the flashing is sealed, we will also take note of any potential leaks from the seals within the glass of the skylight as well.
- Ventilation Systems - when working properly prolong the life of your roof and keep your attic cool. We will check your ventilation system to ensure it won't shorten the life of your asphalt shingles.
- Algae/Moss Growth/Leaf Build up - is natural on the north side of most roofs. For the most part black algae growth won't shorten the life of your shingles. But, moss will trap moisture and could lead to leaks, so we will remove any moss. The same is true for Leaf Build up. We will remove any leaves built up on your shingles.
- Gutters/Eaves/Soffits - We will check that the gutters are draining properly, and not filled with debris on the eves. Water can build up and damage your fascia and your roof decking. We will look for signs of leaking at the downspouts and seal any drains that appear to be leaking.
- Attic - If there is an active leak we will need to check out the attic to ensure no major damage to the decking or framing has occurred.
